A 12×12 gazebo sits at 144 sq. ft., and a 14×14 gazebo sits at 196 sq. ft. Both are well inside the threshold.

Hummelstown Borough Zoning Rules

5 feet from the rear property line

That changes the buildable area meaningfully. A gazebo that fits comfortably close to a side fence on a Borough lot may need to move 7 feet farther into the yard on a Derry Township parcel, affecting both size and orientation.

Derry Township Review Process

The bigger constraint for many lots is stormwater. South Hanover requires plans to account for 130% of new impervious surface, and a solid-roof gazebo qualifies as new impervious coverage.

Swatara Creek and Manada Creek Floodplain Review

Properties near Swatara Creek or Manada Creek need a closer look before any footprint is drawn.

In designated floodplain areas, South Hanover caps accessory structures at 100 square feet and requires them to remain non-habitable.

 

A standard 12×12 gazebo is 144 sq. ft., which is already over that limit. For floodplain parcels, the design either shrinks to fit or shifts to a location outside the restricted zone.

East Hanover Township

East Hanover adds a paperwork consideration the other municipalities do not: approved zoning permits may be recorded with the Dauphin County Recorder of Deeds at the owner’s expense.

 

That means a gazebo built without proper zoning review does not just create a current code problem. It can surface as a title issue at resale or refinancing, when a buyer’s attorney pulls the property record and finds an unverified structure.
